Parking Spaces in Moscow Increased in Price

Parking spaces in Moscow have increased in price by 18% since the beginning of 2025, reaching 240 thousand rubles per square meter. This was reported by Ilya Pavlyuk, a leading expert at the Etazhi real estate company.

This is mainly due to a decrease in the market share of the most affordable options from housing developers. They usually open sales of parking spaces closer to the completion of construction, and this year some developers have shifted the deadlines for the commissioning of their projects.

According to Ekaterina Lomteva, head of residential real estate at CORE.XP, the significant increase in price is due to a shortage of supply caused by a reduction in the construction of new housing projects and parking lots. She explained that since the beginning of the year, parking spaces have risen in price the most outside the Moscow Ring Road, within the old city boundaries - by 19%, and in New Moscow and within the Moscow Ring Road, the increase was only 5 and 4%, respectively.

The least affordable and most expensive offers in Moscow also vary. Thus, the most expensive parking space in the Russian capital is currently sold for almost 37 million rubles, which corresponds to 37 square meters in a residential complex in Lavrushinsky Lane. The cheapest offer costs 1.1 million rubles on Bartenevskaya Street in Southern Butovo. In total, there are currently 7,500 parking spaces for sale in Moscow.
