The growing requirements for localization of Chinese car manufacturers in Russia are forcing them to increase warehouse space within the country. Haval has leased 42,000 square meters in the "Klin" industrial park in the Moscow region. This is one of the largest deals in the commercial real estate segment since the beginning of 2025.
Theoretically, Haval could store unsold cars in these areas. However, experts consider this method of storage to be expensive.
Information that the Chinese automobile brand Haval leased 42,000 square meters of warehouse space in the "Klin" industrial park, located between the Leningradskoye Highway and the M-11 highway in the Moscow region, was received from four Kommersant sources in the real estate market. The total area of the entire complex is 250,000 square meters.
Haval decided to lease warehouse space in a remote area of the Moscow region in order to quickly find high-quality space with favorable commercial terms. This was reported by Evgeny Bumagin, head of the department for working with warehouse and production premises at IBC Real Estate.
Thanks to its location in the "Klin" industrial park, rental rates here are 15–20% below market rates. This is especially attractive in conditions of limited supply, says Viktor Afanasenko, director of warehouse and industrial real estate at Nikoliers.
The problem of overstocking in Russia has also affected Haval. However, according to Maxim Kadakov, editor-in-chief of Za Rulem magazine, a large warehouse is not needed for a Chinese car manufacturer to store товарных остатков. He considers it expensive and pointless. Perhaps Haval needed additional capacity to store spare parts.
Viktor Zaglumin, partner at Bright Rich | CORFAC International, noted that the growing demand for warehouse space from Chinese car manufacturers is leading to stricter requirements for production localization. According to estimates by Konstantin Fomichenko, partner at NF Group, the share of manufacturing companies in the total volume of transactions with warehouse real estate for the first quarter of 2025 increased by 35 percentage points compared to the previous year and reached 45%.
Earlier, Haval introduced an updated version of the F7x кросс-купе. Production is underway in Russia at a factory in Tula.
