Experts Estimate the Value of Domodedovo Airport Below the Starting Auction Price

Domodedovo Airport is valued higher than its real cost. At the same time, Sheremetyevo and Vnukovo airports are ready to participate in the re-auction for the asset. This was reported by experts interviewed by Vedomosti.

The second stage of trading will begin on January 29, 2026, according to the Dutch model with a price reduction from the starting price of 132.3 billion rubles. Experts believe that the commercially justified cost of the airport is 20–90 billion rubles. The main factors in the price reduction are debt of more than 70 billion rubles, negative profitability and competition from other airports of the Moscow Aviation Hub.

The airport in 2025 showed revenue of about 30 billion rubles and a loss of 10 billion rubles, while annual interest payments amount to about 8 billion rubles. Analysts note that with the current financial performance and rates, the asset's return is low, and the payback period of investments may stretch for decades.

Experts estimate the fair value of Domodedovo, taking into account the debt burden, in the range of 90–110 billion rubles, and equity — approximately 45–60 billion rubles. The starting price of the auction is significantly higher than the market price, so investors will count on a significant discount. The Dutch auction format suggests that the final price is likely to be lower than the initial one.
